FOCUS Home Inspection Authority (FHIA) complies with CDC recommendations and COVID-19 Safety Guidelines. Our inspectors have been vaccinated and practice social safety distancing by keeping a distance of at least 6 feet from any other persons. We also wear protective gear (masks, rubber gloves and shoe covers as needed, and our hands are sanitized before and after each inspection), We strongly advise any person's present to practice similar safety precautions.

FOCUS Home Inspectors (FHIA) spot the obvious, but also recognize the subtle issues that less experienced inspectors may pass over. We inspect, evaluate, test and review the five major systems and structure of a home, from the roof to the foundation, including HVAC, Electrical, plumbing and over 400 components in between. We then provide a full electronic and/or written report with pictures, illustrations and clear explanations of the inspection results. We also include a 96 page illustrated manual that provides instruction, recommendations and reminders on continued home maintenance, helping you to keep your home at its peak performance. This is important information to have when making your decision on one of the biggest investments you will make for you and your family.
While most homes do not have major material defects, some do and may not be recognized by the current owner or potential buyer. This, along with deferred maintenance issues that can be identified through inspection, may mark a property as a possible "money pit" for the purchaser. FHIA will provide an unbiased third-party overview of the current condition of the property for General Pre-Listing or Pre-Purchase clients. This approach allows the Pre-Listing client to make needed repairs ahead of time so that defects won't become negotiating stumbling blocks, and for the Pre-Purchasing client, an inspection reduces the chance of unpleasant surprises post-escrow.

FHIA also specializes in New Home Construction 1st Year Warranty Inspections which help to avoid the infamous Construction Defect Litigation. All major new home builders in California provide a Fit-n-Finish Warranty and by law, a Limited 10 Year Construction Warranty, that most owners, of newly constructed homes, are unfamiliar with in detail. Do you know what issues should be repaired by your builder? They may not always be easy to find. Newly constructed homes haven't been test driven yet and often have unique problems that older homes may not have. As part of the builder warranty, the buyer is responsible for inspecting their new home. Our experience and inspections, in this specialized field alone, have saved hundreds of new home owners thousands of dollars in repair and/or finish costs, by identifying and providing a list of items that may be submitted to your home builder under your New Home 1st Year Warranty for repairs at no cost. If you are an original owner of a new home and have purchased that home within the past 11 months, this is a "Must Have Inspection" to protect your investment! OR, while some restrictions may apply, this specialized inspection is well worth the cost to those who are purchasing or selling a home that is less than 10 years of age. *Ancillary fee may apply. FHIA is also certified to inspect Manufactured, Mobile or Modular homes. Although some of the terms to describe these types of homes are often interchangeable in informal conversation, understanding the subtle differences for inspection purposes requires specialized training. Your Mobile or Manufactured Home will be inspected for defects that are specific to those types of structures, including fire safety issues, and the plumbing, heating and electrical systems, as well as the home's body, frame and foundation requirements. It will also be checked for affixed seals that certify that the home was built in compliance with U.S. federal housing codes. The results of this specialized inspection will no doubt prove to be helpful when selling or buying a manufactured home. Today’s manufactured homes are HUD-approved living spaces and it is recommended that you have an inspection to assure that the structure continues to meet HUD standards and to identify areas that are in need of attention, modification or repair.

You can select to view your report on your computer, phone or tablet and/or print out a complete report in PDF format to keep for your records.
